Lakeland FL Sandpiper Golf and Country Club Community Real Estate Market Report – up-to-date

Sandpiper Golf & Country Club, an active 55+ community, is located in North Lakeland FL with easy access to I-4, top medical facilities, shopping a dining. The homes were built in the late 80’s through the late 90’s and contain approximately 1200 single homes and villas from over 900 – 2,000 square feet. Homes have 2 or 3 bedrooms, vaulted ceilings, and offer a variety of floor plans and upgrades, such as enclosed patio, flooring, kitchen, appliances, etc. They are mostly used as vacation homes for our Snow Birds as their winter resident; however year around living shows an active lifestyle in this community, such as golfing, swimming, social gatherings, walking, exercising, dining and much more.

3 Homes were sold in the Sandpiper Golf & Country Club community in September 2012 for an average price of $134,333, compared to 3 homes sold the previous year for an average sales price of $138,000. With only two bank-owned homes in this community and the return of our winter residents, I suspect that Sandpiper real estate market in Lakeland FL will heat up again in the fall once snow birds are making their way down here and enjoy the low prices of homes available in this community.

Year-to-date market update 2012
So far this year, there were 33 of the non distressed Sandpiper homes sold, the average price for a 2b/2b – 22 homes sold for $130,468 and the median price for a 2b/2b home is $107,000.  Of the 11 – 3b/2b non distressed homes, the average home price sold was $138,927 and the median is $140,000.
With respect to the few (4) distressed homes (2b/2b) that were sold, the sold price averaged to $72,450 and the median price is $71,400
