Overall Polk County Existing Home Sales Surged – March 2011

Polk County Overall Existing Home Prices and SalesWhat if I tell you that the local newspaper, “The Ledger” article on April 21, 2011 – Polk County Home Buying numbers failed to report actual numbers; Polk County Home Buying increased to 829 instead of the reported 496 home sold.  The reported county’s median sale price of $93,000 by the local newspaper, it is actual $81,000.

Let’s get the numbers straight – right here!

Polk County’s overall existing home sales in March surged to a total of 829, compared to 653 Polk County Homes sold in February 2011. Overall Average Polk County home prices increased from the previous month to $97,099 by 4%.

A look back in history of Polk County’s overall existing median home prices:

March 2006 – median price $184,900 (-56.19%) – 906 homes sold

March 2007 – median price $178,750 (-54.68%) – 516 homes sold

March 2008 – median price $154,000 (-47.40%) – 449 homes sold

March 2009 – median price $99,900 (-18.92%) – 578 homes sold

March 2010 – median price $90,000 (-10.00%) – 770 homes sold

 

829 existing homes sold – a 27% increase from the previous month (653) sold homes in Polk County, FL.

Overall median sales increased also by 8.14% to $81,000 from the month prior for homes that were sold in Polk County. 216 homebuyers bought at a price range of $49,999 and below

292 home buyers bought at a price range of $50,000 – $99,999

181 home buyers bought at a price range of $100,000 – $149,999

79 home buyers bought at a price range of $150,000 – $199,999

28 home buyers bought at a price range of $200,000 – $249,999

17 home buyers bought at a price range of $250,000 – $299,999

8 home buyers bought at a price range of $300,000 – $349,999

3 home buyers bought at a price range of $350,000 – $399,999

4 home buyer bought at a price range of $400,000 – $499,999

Almost 62% of buyers bought the majority of the Polk County homes that were listed as REO/foreclosures and Short Sales.

 

Let me break down March 2011 Polk County existing homes sales into various categories:

675 Single family homes – median price $94,000 – 156 Average Days to Closing

28 Town homes, villas and duplex units – median price $61,250 – 175 Average Days to Closing

47 Condominiums – median sold price – $55,000 – 151 Average Days on Closing

79 Modular, manufactured/mobile homes in park/out of park – median sold price $40,000 – 258 Average Days on Closing

Overall Polk County’s Foreclosure and Short Sales Prices – March 2011!

There were 318 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $106,000 with 196 average days to closing.  Traditional sales counted for almost 38.36% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 61.52% of our total sales for the month of March.

400 sold homes were foreclosures/REO Bank Owned – median price $65,500 – Average Days to Closing 121.

110 sold homes were Short Sales – median price $99,900 – Average Days to Closing 242.
