    I read your article in “The Ledger” on Saturday. It seems anomalous that house prices in Polk County have risen by 25% since the beginning of the year yet inventory, at 7 months supply, reflects a buyer’s market. Can you explain?

    By the way, the Case/Shiller index for the Tampa Bay area is only up by 12.8% since January. How reliable are the figures you work with?

      Hi Philip – I base my analysis on the overall existing housing market, which includes single family homes, condos, mobile homes, villas, duplex. The source of my figures are based on what has been reported by area real estate agents in the Mid-Florida Regional MLS Service. The housing supply is based of one months for all homes, here is the supply history:
      1 months history = 7.45 months supply
      3 months history = 7.27 months supply
      6 months history = 6.89 months supply
      12 months history = 7.53 months supply
